Check in time is after 3:00 PM. Check-out is at 11:00 AM on the day of your departure from your rental. Early check-in and/or late check-out is subject to availability and possibly a fee. It is the guest’s responsibility to review check-in and check-out times before making a reservation.

Each property has its own cancelation policy. It is the guests responsibility to check the policy prior to booking.

All rentals come with Smart TV’s that can be used to enjoy some of your favorite streaming subscriptions. We do not provide guests with accounts so please come ready with your own login info. And yes, all rentals have Wi-Fi!

Out of respect for our neighbors, we require renters to submit a request PRIOR to making a reservation if they plan on having any additional guests during normal hours. (This does not include guests staying at the rental- given it does not exceed the rental’s maximum allowance of guests).

Rentals are always kid friendly, as long as they do not exceed the maximum number of guests allowed per unit. Each guest occupancy number factors in children.

While it may seem counter-intuitive, in recessions, short term rentals usually remain steadily in demand for a variety of reasons. When the economy goes into a recession, travelers priorities often shift and many begin to factor price above everything. Short term rentals can offer flexibility in price and in many cases offer more bang for their buck in comparison to a standard hotel.

There are a few things that we pride ourselves on which set us apart. We focus our efforts on an all-encompassing strategy, which focuses on marketing, technology and customer service.

  • We focus our efforts on a constantly updated marketing-driven strategy that connects with more than just vacation travelers. We know that 65% of online travelers coming to Santa Barbara in 2019 booked through Airbnb, so we made it a priority to become experts on the platform.
  • We use a technology and data driven approach with several analytical tools to help us follow and predict Santa Barbara’s traveling and pricing trends, which helps us optimize pricing and increase revenue on each of our properties. 
  • We prioritize strong communication and transparency with our owners and guests. We value the commitment and trust our owners put in us to take care of their investment/homes. We repay that trust by keeping our owners 100% informed and up to date on anything that is related to their rental and the Santa Barbara real estate market. This includes revenue reports, maintenance and repairs, and more. 
  • Our management fee is below all short term rental mangers in the area. And if you find a better deal, give us a call. Most managers charge upwards of 20-30% of your rental income in exchange for their services. At Miramar Lane, we offer a management fee of just 18%.

At Miramar Lane, we have an in-house marketing team, because we believe this is the most important step to rent your property. We advertise your property on a variety of listing services including, Airbnb, Vrbo, and HomeAway, just to name a few. We devote ourselves to ensuring your listings with professional photographs and written content to showcase every asset of your property. We also evaluate special showcasing techniques including floor plans, drone videos, virtual tours and more. 

We use a technology based approach to analyze previous and current pricing data of comparable properties in the surrounding area to keep. From there we will determine different prices for each day throughout the year. We constantly update the data and our assumptions to stay current in the constantly changing environment.

We use a variety of tools to ensure that all guests are complying with our noise, safety and courtesy rules. If requested, owners can pay an additional fee to have a specific screening on each guest.
